Hardwood Flooring

All hardwood flooring inspections are performed using certified field-testing procedures. The goal is to determine the cause of failure. Typical causes of hardwood flooring failure include improper species use, improper installation, manufacturing defects, improper maintenance or damage after installation. This includes water or subfloor issues.

A typical inspection report provides the moisture content readings of the wood floor and its attached wooden substrate.  We also collect data pertaining to your home’s relative humidity and temperature; including exterior and adjacent sites (where pertinent), such as crawl spaces. We review your installation procedure to confirm that your flooring was properly installed for your site conditions. Acclimation is also checked, and the overall conditions of your hardwood floor are noted; specifically looking for signs of distress. All collected information is compared to the manufacturer’s installation requirements and industry standards.

Upon completion of your inspection, The Floor Inspector will provide a detailed written report, summarizing your specific site conditions benchmarked against the manufacturer’s guidance and industry standards citations. Photographic images of the affected flooring, as well as microscopic images, will supplement your report when supportive documentation of this nature is needed.

LVT & LVP Flooring

Luxury Vinyl Tile (LVT) and Luxury Vinyl Plank (LVP) provide a visually pleasing floor with very simple care and maintenance requirements. However, attention to detail is important in the installation process to ensure a long-lasting floor.

When there is concern about the failure of an LVT/LVP flooring, The Floor Inspector investigates using the necessary procedures and field testing to determine the cause of failure. LVT & LVP floor failures are typically related to improper installation, moisture, manufacturing defects, improper maintenance or damage after installation.

Our inspection reports will provide the moisture content readings of your underlying substrate. Readings are also taken of the home’s relative humidity, and the floor is inspected for adequate expansion space.  We analyze all collected information against industry standards and manufacturer specifications.
